Do you charge a fee?
We do not charge a fee when you fill out our online application.  Once the application is completed, we can show you the property you are interested in and show others you might be interested in.  If you are interested, then we will process your application and you will pay a non-refundable fee of $35.  If you occupy the residence we will apply the fee to your first month’s rent.


What can I afford?
Every owner sets the requirements for property based on location and price points.  As a general rule you must make at least twice the rent amount in total family income to qualify for a residence.  Other stipulations such as credit, criminal and rental history can be taken into account to determine eligibility.


What is the deposit?
Typically the deposit amount is set at the first month rent price.  However, this price is determined by each property owner and you will find it posted on each listing.


Where do I pay?
We offer several payment options.  We encourage you to set up online payment through your tenant portal here.  You can mail payment to our corporate office or drop it off at the closest office.


When is rent due?
Rent is due on the 1st and considered late after the 5th of the month.  You will receive a late fee of $30 but not to exceed 5% of the rent amount.


Can I break my lease?
Leases are legal contracts and you have the right to move based on the move out provisions established.  In the rare case you must break a lease you will be liable for the amount of the lease unless we are able occupy the premises with another tenant.


Do you accept Section 8 or HUD programs?
As a company we do accepts and process these programs, however, it is up to the individual owners to determine if they will accept the programs in their property.
